Membership Rules & Regulations

General Conduct & Responsibilities.

Respectful Use. You may not perform any activity or cause anything that is disruptive or dangerous to Studio, its employees, or fellow members.

Compliance with Law and Building Rules. You must comply with all applicable laws, local building codes, and rules provided by the building’s property management.

Prohibited Activities:

  • Utilizing the Office Space to conduct or pursue any illegal activities.
  • Utilizing the Office Space in retail, medical, or other nature involving frequent visits by members of the public.
  • Selling, manufacturing or distributing any controlled substance from the Office Space, or obtaining a license for such sale, manufacture, importation, or distribution using the Office Space.
  • Bringing any dangerous, flammable or explosive materials into the Office Space.

Alcohol Policy. Alcohol may not be consumed by anyone under the legal drinking age. Members are responsible for ensuring that their guests adhere to this policy.

Smoking Policy. Smoking in any form (including vaping) is prohibited in all indoor and outdoor areas of the Studio premises, including entrances, private offices, and common areas.

Name Usage. By joining Studio, you consent to the non-exclusive, non-transferable use of your name and/or company logo in public-facing “Membership” displays and marketing materials.

Dress Policy. Appropriate attire, including shirts and shoes, is required in all common areas at all times.

Access & Security.

Keys & Entry Devices:

  • Keys, key cards, and other access tools remain the property of Studio. You are responsible for replacement fees if these items are lost, stolen, or damaged.
  • Do not share access credentials or allow unauthorized persons to enter using your badge.
  • You are not permitted to make copies of any keys, keycards or other means of entry to any Studio space.

Access & Safety Enforcement:

  • Studio may immediately suspend or revoke access if there is any breach of this Agreement, or if it deems suspension necessary to protect the safety or operations of the space.
  • Please be advised that for security reasons, we may, in our discretion, regularly video and/or audio record common areas in our spaces.

Guest Policy.

General Requirements:

  • All guests must be registered in advance.
  • Guests must check in with the front desk upon arrival.
  • Members are responsible for their guests at all times and must accompany them throughout their stay.
  • Guests may not be left unaccompanied or use the space independently.

Visitor Identification. Guests must provide valid government-issued photo identification to enter the premises. Studio reserves the right to deny entry if sufficient identification is not presented.

Guest Capacity Limit. Guest access is limited to the capacity of the conference room(s) reserved. All guests must remain within the booked meeting room(s) for the duration of their visit and may not use or congregate in common areas such as lounges, kitchens, or phone booths for extended periods of time. Guests must be accompanied by their hosting member at all times and are not permitted to occupy shared spaces independently.

Conference Room Guest Access:

  • Guests may be registered and granted access to the meeting room for the duration of the booking only.
  • Guest count must not exceed room capacity.
  • Guests must vacate the premises once the reservation ends.

Day Pass Guest Access:

  • Only one guest is permitted per Day Pass.
  • Access is limited to 9:00 AM - 5:00 PM.
  • All guests must remain accompanied by their member at all times.

Hot Desk Members. Hot desk members may not bring guests onsite unless they have either reserved a conference room or purchased a Day Pass for their guest.

  • For a Conference Room Booking: if the hot desk member books a meeting room, guests may be registered and given access to the booked conference room for the duration of the room booking. The number of guests is limited to the number of people permitted in the booked conference room and once the conference room booking is complete the guest must leave the premises.
  • For a Day Pass Booking: the hot desk member may purchase a Day Pass which allows 1 guest onsite per Day Pass. The guest will be allowed onsite from 9:00 AM - 5:00 PM and must be accompanied by the hot desk member.

Booking & Amenities.

Conference Rooms. All bookings must be made in advance. Please book through the Studio app.

Private Events & Buyouts – Advance Approval Required. To maintain a fair and productive environment for all members, members must obtain approval from the Studio Team for any event that constitutes a Private Event or Buyout, which meet the following criteria:

  • Group Size. Any gathering that exceeds the guest capacity of the reserved conference room, or includes guests who occupy areas outside the booked space.
  • Space Usage. Events utilizing multiple shared areas (e.g., lounges, kitchens, phone booths, or open seating) in addition to or instead of the reserved conference room.
  • Exclusive Access. Any activity that effectively limits other members’ ability to use shared amenities due to the event’s scale or layout.
  • Food, Beverage & Alcohol Service. Events involving catering, alcohol service, or external food/beverage vendors extending beyond typical meeting food or refreshments.
  • Third-Party Vendors or Rentals. Inclusion of external vendors such as photographers, event staff, A/V technicians, furniture rentals, or decorative installations within Studio spaces.

Advance Approval Requirement. Approval is subject to availability and operational considerations.

Member Management.

Member Maintenance. All members must maintain an up-to-date list of affiliated individuals (e.g., employees or contractors) who utilize the space under their membership.

Offboarding Requirements. If a team member’s employment ends or access is no longer needed, the member company must immediately notify the Studio Team to deactivate credentials and ensure security compliance. Failure to report changes in personnel may result in restricted access or membership review.

Move-In & Move-Out Procedures.

Notice Requirement. Studio requires advance notice for both move-ins and move-outs. All onboarding or offboarding activity, including deliveries or furniture setup, must be coordinated with the Studio Team in advance. Members must leave their assigned area in the same condition in which it was received, subject to review.

Space Alterations & Damage.

Alterations. No alterations may be made without prior approval, whether structural or non-structural (e.g. wall attachments or changes to furniture).

Damage Liability. You are fully liable for any damage to the space beyond normal wear and tear.

Clean Glass Policy. No items may be attached to any glass surfaces within Studio spaces. This includes glass office dividers, conference room walls, exterior-facing windows, and writing on vinyl.

Technology & Equipment.

Device Requirements:

  • All electronic devices must be kept up to date with the latest security and software updates.
  • Devices must be free of malware, spyware, and other threats. Studio reserves the right to remove compromised devices from the network until they are remediated.

Network Usage Guidelines. Members may not use Studio’s network to transmit any content that is unlawful, harmful, or infringes upon others’ intellectual property.

Studio-Provided Equipment. Items temporarily provided by the Studio Team remain the property of Studio. Members are responsible for the care and return of these items and will be charged a replacement fee if any item is lost, stolen, or damaged beyond standard wear.

Contact & Communication.

Update Notification. You are required to promptly inform Studio of any changes to your contact or payment information.

Cleanliness & Use of Shared Spaces.

Use of Common Areas. Members may not reserve, claim, or obstruct access to shared amenities (e.g., lounges, phone booths, kitchens) beyond reasonable personal use. Storage of personal or company belongings in these areas is not permitted.

Conference Room Cleanliness. Please leave conference rooms as you found them. Remove all trash, return chairs to original positions, and clean whiteboards and tables. Report any spills or damage to the Studio Team.

Use of Office Space & Storage Guidelines. Office Spaces should not be used as personal storage units. Storing excessive personal belongings, unused equipment, or non-business-related items in work areas is prohibited.

Lounge Etiquette:

  • Refrain from hosting loud or lengthy calls in lounge areas.
  • Large team meetings must be held in designated meeting rooms, not in lounges.
  • Phone booths are intended for brief use; please limit calls to 1 hour.

Personal Belongings Policy. Studio is not responsible for loss or damage to items left unattended in any shared or common area. Members are encouraged to secure valuables when not in use.

Kitchen & Pantry Etiquette.

Dishes. Do not place dishes directly in the dishwasher. Use the designated dirty dish area.

Cleanliness:

  • Label food with your name and date.
  • Do not consume food that does not belong to you.
  • Respect others’ storage containers, utensils, and pantry items.
  • Clean up spills and dispose of expired items regularly.
  • Dispose of all trash in the appropriate waste or recycling bins.

Noise & Conduct. Maintain conversations at a respectable and moderate volume while in pantry areas.

Pet & Service Animal Policy.

Compliance. Studio complies with building-specific policies and ADA regulations regarding the presence of pets and service animals. All members must adhere to the following requirements concerning pets and service animals.

Pets. While pets may be welcome, they are only permitted with prior approval from the building’s Property Management Team in accordance with building regulations.

Service Animals. Members requiring service animals must contact the Property Management Team in advance and provide appropriate ADA-compliant documentation before bringing the animal into the space. All questions regarding pet or service animal eligibility, approval, or compliance should be directed to the Property Management Office.

Supervision & Cleanliness Standards:

  • Members are solely responsible for the care, behavior, and supervision of their animals while on Studio premises.
  • Animals must remain under control at all times (e.g., leashed, harnessed, or appropriately restrained) and may not disrupt the environment or other members.
  • Members are expected to maintain cleanliness, promptly clean up after their animals, and ensure no damage is caused to Studio spaces.
